Q. WHAT AND WHY IS THE PIPOA AUDITING?
 

The PIPOA has not completed a full audit of all the properties in the Association since the properties were entered originally. In 2025 the task of updating each of the 5000+ properties was started. Each property is compared to the Nueces County Appraisal Districts records. These are the same records that Nueces County Tax Amounts are based on. At the point of the audit, we verify the Property address, Property ID, Property Square Footage, Property Account Number and most importantly the Property Owner(s). 

If changes are found the audit only applies to future amounts. There are no back charges or refunds. If a new owner is discovered a Title Transfer will be completed for the PIPOA records and a fee for a Title Change will be assessed based on the year of the Title Change. The most recent change of owner will determine the assessment amount to be charged. A grandfathered amount of a previous owner cannot carry over to a new owner. 

The audit started in 2025 has begun applying to 2026 Assessments. The ongoing audit will be continued in 2026 and then on a continual basis.  If an owner would like to verify their own information, they may check their street address or name on the NCAD website https://esearch.nuecescad.net/.
