Padre Isles Property Owners Association has a yearly Assessment (also called Common Area Maintenance Fees - CAM). The assessment invoices are issued in January with a due date of March 31. 

Assessments are calculated on the square footage (sqft) of the Nueces County Appraisal District's record of the property. The sqft is multiplied by .10 for waterfront lots and .02 dry lots.

The current assessment amounts were approved effective January 2nd, 2007. Any title changes after this date are subject to the current assessment rate(s). Title changes before 2007 have a grandfathered amount of .02 for waterfront lots and .01 for dry lots. The grandfathered amount does not transfer to any new title holder.

Late Charges are assessed quarterly. Starting April 1st a fee of 1.5% of the balance will be applied to the account. Additional late fees are applied again on July 1st, October 1st, and December 31st. 

Assessment amounts are only subject to change with a vote from the owners. If your amount has changed, please see the AUDITS tab to see if an audit finding has changed your annual assessment. Only a change in property information will change an existing Assessment.
